As most of you subscribed to Perfect Homes’ investors list already know, We have been operating for just over three years and it has not been easy. It has taken a lot of hard work to know and “understand” the market here in Chiang Mai.

 Over last years even before Perfect Homes was started, the property market has changed so much, you blink and you miss the next price rise!

A run down studio apartment was being picked up in buildings 4-5 years ago for half the price they are available now. In those days there was a handful of clever investors that brought up many rooms and some buying whole floors with all the cash they could. They made a small fortune!
To make this fortune they had to be brave they had to put in a lot of hard work, not just in the condos they were renovating but also the buildings they were investing in!

They would join the committee, fight for back dated condo fees, work hard to improve the overall ambience of the building and sometimes this would mean replacing the entrenched building management!

That was a few years ago and all them opportunities are now over!  Not true, There are still plenty out there though agreed they are fewer in numbers. But there are buildings that are completely run down and are being brought back to life and new prices are being pushed forward daily.
Nowadays, you have to be a bit quicker of the mark and sometimes accept the fact that you are not always going to hit the magical 10% Roi.  But hey, 7,8,9 % is not bad, considering banks are struggling to offer anything above three!

Would you buy a house in Chiang Mai is a common question asked around the local expat communities. As a foreigner you can not own a property out right. You used to be able to open a fictitious company and put the property in the company’s name, but those days are over.

Nowadays most people use a lease or a usufruct this gives them the right to live in the property for 60 years or life depending on the choice made. Both of these options are fully legal as long as you register them at the land office.

So the bottom line is, Yes, I would and have brought a house in Chiang Mai safe in the knowledge that I can sell the property if I so wish and that I have full rights to the land and the property for the duration of the lease.

House Prices in Chiang Mai

The price of a Chiang Mai house has many influencing factors the same as the property market anywhere in the world. The Chiang Mai house market is currently enjoying a growth compared to many parts of the world.  This steady growth is helped by the close by Chinese market and the fact that Thailand has not even noticed most of the world is in or has been through a recession.

There are a few differences in the Chiang Mai property market. The main difference seems to be seen the most in the second hand housing market. Prices here are set generally set by the owner. The owner decides how much he would like for the property and that is it.. Then despite the feelings towards the property value of a local agent, the listing price will be that set by the owner. This obviously results in highly inflated prices in some properties and these generally do not sell, but, every now and then one does.

This second hand pricing system benefits the “New build” These new housing projects are popping up all over the outskirts of Chiang Mai. These newly built properties are offered at extremely reasonable rates, often making them a much better buy than a second hand house. These properties often have the added attraction of coming with one year warranties.  

Another reason these housing communities can be constructed so cheaply is that they are built on mass. The labor force is cheap and the materials can be bought cheaper in bulk.  The land in Chiang Mai is still plentiful and offered at amazing rates if bought in such large areas as the companies need to build their projects and be successful.

Until the current owners set there sale prices at a more reasonable rate the second hand market will continue to be slow, while the new build continue sell at a steady rate.
